THE RISE IN DEMAND FOR DEDICATED OFFICE SPACE IN HOMES_
IN CONVERSATION WITH JUNE 2020
What started off as a temporary working from home situation, has now become the new normal for most. Developers and investors are beginning to realise how much of a priority working from home is becoming. We are forecasting that many who have not already will begin to create focused working areas within properties right from the planning stage, whether it be in the units themselves or alternatively to have business zones within the communal spaces.
We have seen an increase in companies not renewing leases on their office spaces and so working from home is the new normal for many of us, for the foreseeable future. This trend may continue with businesses downsizing the space that they need, therefore reducing overheads and maximising efficiency.
Here at A.LONDON we had seen an increased importance in the rise of office and flexible space within residential developments. We created a bespoke show home for BNP Paribas at The Hexagon Apartments which consisted of two-bedrooms and a ‘third bedroom come office area ‘that was able to be closed off to the rest of the property to ensure privacy whilst working.
For those developments which had not already created dedicated space for working, we have been able to come up with creative ways to maximise the living space to incorporate some form of desk area. As seen in our Landmark Place project, an effective technique to achieve this is by incorporating a dressing table in the bedroom.

“Investors are definitely taking more interest in different unit types than before lockdown, purchasing property to take advantage of potential trends associated with working from home which has become a high priority. Typically 1 beds and studios were the preferred unit type but larger 2 beds and 3 beds are now being considered as well.”
